When looking to buy a conservatory, the longevity of the roof should be considered, as it is one of the most exposed areas of the conservatory. Lifespan of the roof depends on the type of roof conservatory has and the maintenance are given. The investment is not a cheap one, and is definitely a consideration to make.
Polycarbonate is the most inexpensive, and as a result, has a roof span of around 10 years. At the most, 20 years, but a good life, very rare. Polycarbonate conservatory roofs are cheap, but cheap at 10 years and looking at 15 to 20 for a good life are around the same.
Over the years, polycarbonate roofs can become brittle as a result of UV using and exposure and make the roof and conservatory roughly gloomy. The roof can also crack, which can result in the large rooftop and patch of skylights and the fixed sheets around polycarbonate roof to light and become inflated. This may result in damage of the roof.
Glass roofs are estimated to last 25-30 years with proper installation. However, the glass is quite strong, so other components, like the seals and framework, are the first to give out. These components are expected to last 20 years, give or take, before needing replacement.
Modern laminated or toughened glass is built to withstand the UK weather. However, the rubber seals will likely deteriorate but are easily replaceable. The glass will outlast the rubber seals but the framing of the glass will last just as long as the glass itself, assuming it was of good quality.
If you've added a solid tiled roof or are in the process of replacing your conservatory with a solid tiled roof, you're looking at the longest estimated lifespan. These roofs often outlast the conservatory itself, with good quality tiles expected to outlast 40 years. They're built like a house roof, so they've got the structural support for a long lifespan.
It does matter how everything is aligned. If your insulation board and supporting structure is set up incorrectly, you might start experiencing issues like water ingress and sagging. If you set everything up correctly, though, you will have a roof that will last until you retire.
Location of the property is really important when it comes to estimating roof longevity. For instance, south-facing conservatories will be exposed to UV rays all day, every day. On the other hand, north-facing conservatories won’t have this problem. Coastal properties also have concerns due to the corrosive salt and strong winds.
Maintaining the roof is just as important. For instance, you should be regularly cleaning your roof panels and/or glass to prevent dirt from piling up and moisture from getting trapped. Missing moisture causes the roof to become damaged. Make sure to check the seals to avoid issues later. Many people fail to maintain their conservatories regularly and this causes their roofs to fail.
The first thing to factor in is “how good was the first installation to begin with?” A cheap job lasts a fraction of the time because soft costs are cut. Are corners cut? Are seals not fitted? Is the framework not strong? You'll end up paying for the cheap install down the line.
You certainly do not need to wait for the roof to start falling apart. If you have a polycarbonate roof over 12-13 years old it's worth considering the replacement before leaks start to cause you issues. Same for glass roofs, with failing seals, it is far better to sort these before water damage is an issue.
Roof replacement is a great opportunity for upgrades, especially with polycarbonate glass roofs. The transformation is out of sight, if you opt for solid tiles it also makes the space usable all year round, no more too hot in the summer and freezing in the winter. The comfort level honestly makes a huge difference and can save you a lot of money, a properly insulated tiled roof there is up to 90% reduction in heat loss.
